Dear GACAR Members,

This is our time to shine and lead as essential professionals!  This industry is already well equipped and experienced in electronic service for real estate transactions. Be open for business – just do it remotely!  Use your phone, email, text, and video chat.  Do not meet in person.  

On March 23 an emergency order to stay-in-place was implemented by Alachua County and the City of Gainesville to slow the spread of the virus within our community. You can read the full emergency order online. We are actively investigating all the different implications of Emergency Order 2020-09 and we are working diligently with County officials; however, each of us can implement the following suggested best practices and mitigation strategies immediately.

Contract negotiations, contract signings, and addendums can be executed and delivered electronically using one or more of the following existing electronic platforms:  DocuSign, Dot Loop, Appfiles, Form Simplicity, Transaction Desk.  Realtors are already experienced using these types of platforms.  Please use them now to facilitate transactions.

GACAR will remain open (remotely) 8:30-5:00 and able to service our members via phone (352) 332-8850, email, and video conferencing.

Do not engage in live open house showings.  Use online showings, virtual tours, and Facebook live instead.  Be creative while being remote.  Shine with electronic creativity to show your customers’ property.

For transactions that are closing during the effective period of the Alachua County Order, you should not need to attend the closing; however, you should be available via phone or video conferencing if you are needed.  Please let the title professionals do their job with only the necessary parties to the transaction present.

Do not drive around with customers in your car.  If an in-person interaction is absolutely necessary to facilitate the transaction, use mitigation strategies.  Make sure only the necessary parties are in attendance.  Maximize social distancing.  Wear gloves and a mask if possible.  If you don’t have a mask, then accessorize; use a scarf or other face covering.  Meet outside and in the sunshine with maximum social distancing of at least 10 feet or more.    

Alachua County has provided a series of questions for you to ask yourself and your customers before interacting.  Those questions are contained in paragraph “m” of the order (GACAR online form). GACAR adopts the County’s questions as a best practice.  If the answer to any of the questions is yes, then you should not interact with that person “live”.  

The National Association of Realtors has published a “Best Practices” Guide for REALTORS.  GACAR has adopted a version more specific to Alachua County.  Please be independently diligent with real time information as best practices and mitigation strategies are rapidly evolving in response to real time information.

I suggest contacting your broker with specific questions and mitigation strategies.  Brokers check with your legal counsel.

To remain compliant with the recommendations put forth by the CDC, Florida Realtors, and the Florida Surgeon General, the Gainesville-Alachua County Association of Realtors® has decided to disable the “Open House” and “Tour” features in Paragon until further notice. 
 
How this affects you:

Good Afternoon,

I am writing today, Friday, March 20, 2020 to update you on GACAR leadership’s response to the COVID-19 (coronavirus) threat that is at the top of thought. The same as in my 3/13 letter, we want to acknowledge that we do not have all of the answers and that this situation is fluid and subject to change as it is now.

Effective immediately GACAR intends to follow the guidance of the CDC as well as State and local authorities. With that in mind, GACAR employees will be working remotely starting Monday, March 23rd. GACAR is also extending the restriction of in-person meetings and events through Wednesday, May 13th. Committee meetings and all other association business will be conducted electronically as needed. Classes and events currently scheduled through May 13th will be canceled or rescheduled. A complete summary of updates and resources is available at GACAR.com/News/COVID-19. Check back often as we will be continually updating that page as necessary.

With that being said, we also want to reaffirm that GACAR is open for business!  Our staff will remotely maintain normal business hours and will still be there to support and serve our members.

Please be aware that your leadership is doing everything we can to ensure you have the resources and association support you need while making sure our association staff is safe. We will continue to monitor and respond accordingly. Be sure to check updates on GACAR.com/news/COVID-19.

By order of Halsey Beshears, the Secretary of the Florida Department of Business and Professional Regulation (DBPR), a 30-day extension has been granted for Real Estate Licenses set to expire on March 31, 2020.  

What this means for you:

  • License holders have until April 30, 2020 to renew their Real Estate License
  • License holders are still responsible for any credit hour shortfall they may have and must still complete enough courses to balance out their deficit before the new April 30 deadline
  • No late fees will be accessed during this time period
